Knem

A SPACE WITH ROOTS AND FUTURE.

This building was the Jute factory called “El Canem”, a symbol of the industrial heritage of Poblenou, often referred to as the “Catalan Manchester”.

Knem is a complex providing a series of office spaces for smaller and médium sized companies. It is designed to offer a community for talent in surroundings that offer a bit of everything from local independent shops, restaruants, hotels, studios (creative, production, programming)….and inside Knem there is space to relax, meditate, organise an evento and work in the way that you want.

AN INSPIRING "BARRIO" FUL OF LIFE.

Knem is located in the heart of Poblenou, a few blocks from the beach and right next to the Rambla, the traditional centre of the district. The Rambla is a mix of elegant turn-of-the-century buildings, historic local shops and inviting terraces. A location to enjoy food, leisure, fresh air, sports, beach, art and culture.

2__LIFESTYLE

RESPECTING THE ORIGINS AND SURROUNDINGS.

We have prioritised the creation of natural spaces and we want everyone to have access. We offer common landscaped spaces, various terraces, and some more intimate spaces such as the Zen Garden or the roof garden which can be reserved by tenants for private events.

Designed by b720, Fermin Vazquez studio, the architecure is characterised by the contrast of the old and new, maintaining the industrial architectural lines, respecting the origins aesthetics and materials.

3__ARCHITECTURE

FLEXIBLE SPACES ON A HUMAN SCALE.

Knem is arranged in 3 blocks around a landscaped courtyard with cycle parking. Building A offers floors of 700 sqm, divisible in 2 units. The main reception ish ere and includes a spectacular staircase to the roof garden, and a Zen Garden hidden around the back. Building B offers 6 duplex units, each of 240 sqm and with direct Access from the courtyard. Building C offers a diverse range of spaces from 315 sqm to 830 sqm, some double height and two floors with large private terraces.

4__SPACES

HIGH QUALITY MATERIAL AND SERVICES.

We are reducing the environmental impact by replacing aluminium with wood facings on the interior facades and all window frames in line with our efforts to use renewable, separable materials throughout Knem.

We want to promote the use of sustainable transport so we offer parking for bicycles, parking for electric vehicles, showers and bike repair station. We use minimal night light pollution, efficient sanitary equipment, greywater recycling, efficient thermal envelope and photovoltaic installation located on the roof of the two tallest buildings.

Thanks to all the sustainable measures proposed, the project aims to obtain LEED Gold certification as well as Fitwell, which will prove that the building contributes to improve the well-being of its occupants and the communities around it.
